What a Show-Cause Notice Actually Is

A show-cause notice is not a demolition order, and it is not a cancellation of anybody’s file. It is a formal legal step that says: the Authority believes you are developing, selling or advertising without approval — explain yourself within seven days, or we proceed.

That gap — approved brand, unapproved land — is exactly what Section 12(5) and Rule 4 exist to police.

The practical consequence: the approved core of Bahria Town Phase 8, or the approved phases of Capital Smart City, are governed by their own approvals. RDA has also closed the old “PHATA approval” loophole and moved applications onto its E-Biz online portal, so a sponsor claiming approval from some other body for land inside RDA’s jurisdiction should be treated as a red flag, not a technicality.

If You Already Hold a File in a Named Block

  • Do not panic-sell into the notice. Distress selling in the first fortnight after a public notice is how you convert a paper risk into a realised loss.
  • Get everything in writing from the developer: the application number and date for the extension’s approval, the acreage submitted, and the current stage. A verbal “it’s in final stage” is worth nothing.
  • Keep paying only if your allotment is on approved land — or if you have consciously priced in the regularisation risk. Check whether your agreement has a refund/transfer clause triggered by non-approval.
